Who is the strata and building management? |

Where can I park my car? |
|
|
Park only in your allocated bay in the secure basement carpark on level B1 or B2. For residents of the Reserve building, bays are marked R followed by your apartment number and for Grandstand, bays are marked G followed by the apartment number (e.g. Apartment 101 Grandstand = G101).
All parking bays are allocated, so there are no spare bays in these secure parking areas. Vehicles illegally parked can be fined or removed at the owner’s cost.
Outside the buildings, the 2-hour bays are NOT intended for resident parking. These limited spaces are for pick up & drop off, contractors, carers, removalists, deliveries and taxis, etc. So when you take up these spots you prevent the people who need them from access. |

Where is the visitor parking? |
|
|
Visitors to Claremont by Mirvac are able to park in any of 32 designated visitor car bays located within the basement level 1. Generally, visitor car parking bays are located immediately adjacent to the basement entry point from Graylands Road (outside of the secure roller shutters).
Visitor car parking bays are clearly signed.

|
What is pedestrian visitor access? |
|
|
To maintain security throughout Grandstand and Reserve, visitor access can only be authorised by a host resident using the intercom system. When the host authorises access, the front door is automatically unlocked and the lift can be used to reach the host’s floor only.
It’s important that the host must positively identify a would-be visitor on the intercom screen before authorising access.

What should I do if I lose keys or access fobs? (or lock myself out) |
|
|
To maintain security, contact B Strata immediately to report a lost access fob. It’s a good idea to make a note of the number imprinted on the fob or take a picture on your phone as a record.

If you lose your door keys during business hours:
Owners - Call B Strata to advise them and then call the building locksmith : Parker, Black & Forrest Ph 9244 7644.
Available 7am – 4pm
Cost is $165 call out which includes first 30 minutes on site.
(thereafter $30 per 15 minute increment)
Tenants - Call your Property Manager during business hours to assist.
If you lock yourself out after hours you will need to call any registered locksmith for access to your apartment. Tenants may have access to an after hours Property Manager service, if not phone a registered locksmith.
B Strata must be notified the next business day as they will liaise with Parker Black & Forrest regarding a change of lock.

After hours to gain entry – approx. $250.00 (Evenings and Saturday)
Emergency Hours to gain entry – approx. $300.00 (Overnight, Sunday and Public Holidays)
To avoid the trauma of locking yourself out, and having to go through any of the above scenarios, we strongly recommend you purchase a lock box in the mail room. The cost is $65. Please email the Concierge: admin@reservegrandstand.com.au for the registration form.

Can I mount my TV or audio equipment on my wall? |
|
|
An owner or resident may wish to install a wall-mounted TV screen or audio equipment on a wall which is immediately adjacent to another apartment. If so, the owner or resident must take into consideration the acoustic integrity of the apartment so that noise is not transmitted to the adjoining apartment. The owner or resident must also not compromise any fire-rated elements of the building.
Poor workmanship, inadequate acoustic provisions or any unacceptable noise transference may lead to the work being reversed and reinstated at the owner or resident’s expense.

Can I install security alarms? |
|
|
An owner or resident should consult with a security system expert for advice and installation of any security system.
It is not permitted to install, or cause to be installed, a security alarm system which has an audible alarm but it is permitted to install a monitored (i.e. back to base) security system (without an audible alarm).

Can I install a BBQ on my balcony? |
|
|
Lots in Reserve Grandstand Apartments do not include gas connection points on balconies. An owner or resident must not install, or permit to be installed, on a balcony a BBQ which requires a gas connection point. |

Can I smoke on my balcony? |
|
|
Smoking is not permitted on your balcony. Cigarette smoke is particularly offensive to other residents and smoke drifts into their “air space”.
We ask that you go outside to ground level away from the building to smoke.
Butts must never be thrown off balconies.

|
Where is the CCTV system located and how can I access the system? |
|
|
Closed circuit television cameras have been fitted in numerous locations throughout the common areas of Reserve Grandstand Apartments.
Cameras are generally located at the main building lobby entries, courtyard entries, entry to the driveway and selected areas in the car park.
The Strata Scheme manages the CCTV system. If you require CCTV footage to be checked, email your request to B Strata with the date, approximate time (a maximum 24-hour window) and police report number.

|
Where do I put my garbage and recyclable items? |
|
|
General (landfill) waste should be bagged and deposited in the garbage chute of the nearest Garbage Room. (Chutes discharge into garbage bins in the basement, which are taken once a week to the rubbish collection point located on basement level 1.)
Recyclables should be deposited in the recycling bin located in the nearest garbage room.
All waste placed in garbage chutes must be securely bagged to prevent material or odours from escaping. Nothing should be deposited in a chute which may block the chute.
DO NOT place the following down the chute:
- breakable items such as glass
- unwrapped dust
- hazardous materials
- polystyrene packaging
The deposit of waste that is not appropriate for the garbage chutes, or does not fit into the garbage chutes, is the responsibility of the owner or resident to dispose of correctly.
In the event of the blockage in the garbage chute, please contact the Strata Manager immediately.

How often should I book a pest inspection? |
|
|
A routine inspection of your apartment by an appropriate pest eradication contractor is recommended every 12 months. |
